e <br /> <br />10. <br /> <br />11. <br /> <br />Establishment of turf in areas distUrbed during construction and in accordance with the Site <br />Plan. <br />Installation and removal of temporary erosion control meaSures. <br />Installation of,landscaping materials in accordance with the Landscape Plan prepared by <br />EM Branstrom Associates ArChiteCts Inc. dated-December 28, 2004. <br /> <br />("Required Improvements)". <br /> <br />FIRE LANES. Fire lanes shall be maintained on the Site. The exact location of these items on <br />the Site shall be as directed bY the City's Fire: Chief. <br /> <br />LIGHTING. Lighting shallbe installed on the site in accordance with City Code. <br /> <br />BUILDING FACADE. ,The permittee agrees to construct all building faces of the same <br />material as listed on the Building EleVations!prepared by EM Branstrom Associates Architects <br />Inc. dated November 2, 2004. <br /> <br />REQUIREMENTS FOR BUILDING PERMIT. No building. permit for the Site will be <br />issued until the Permittee: has~ a) signed and returned this Development Permit and <br />Development Agre~ement (completed as part of the platting of Ramsey Office Park) b) the City <br />has received the required financial surety and fees c) the required trail easement has been <br />recorded at the offices of An°ka County d) the plat of Ramsey Office Park: has been recorded at <br />Anoka County. <br /> <br />No Certificate of Occupancy for.the s~ructure will be issued unti[the Required Improvements, <br />or a financial surety for same, ara accepted by the City. <br /> <br />IMPROVEMENT CONSTRUCTION SCHEDULE. The Required .Improvements shall be <br />completed before March 1, 2006. <br /> <br />RECOGNITION OF LOCATION. The Permittee herein agrees to recognize Ramsey as the <br />City of location on all forms of advertising and business correspondence whenever reasonably <br />prudent to do so. <br /> <br />FINANCIAL SURETY, In. order to ensure the installation of the Required Improvements in <br />accordance with City specifications and in a. timely manner, the Permittee shall be required to <br />deposit with the City a cash:escrow or letter of credit, approved as to form by the City, in the <br />amoum of Eighty i Five ThOusand Three Hundred ($85,300), which is 150°,4 of the City's <br />estimated cost of the Improvemettts. Prior to the issuance of the building permit, all financial <br />guarantees must be provided as required herein: <br /> <br />Upon completion of the construCtion lof the Required Improvements, the financial guarantee <br />shall be returned to the Permittee'and the .Permittee shall be required to provide the landscaping <br />maintenance guarantee deScribedl in Item #12 of this Development Permit. The .determination <br />of completion of the construction of the Required Improvements shall be made by the City <br />Council after consultation with the City Engineer. In the event the Permittee fails to construct <br />and install the Required Improvements as required herein, the City Council may order the <br />completion of the Required Impi0vements with City day labor and/or by letting contracts tbr <br />said completion and draw upon the escrow for payment, only the City Council shall have the <br /> <br /> <br />
