Commissioner Van ScoY noted that when he sees a sketch plan, he would like to be able to get an <br />idea of how big the lots are. Commissioner Brauer stated he appreciated the legality discussion <br />concerning PUDs, but indicated when he looks at these he wants to see what the City is getting, <br />and he does not see anything here. <br /> <br />Motion carried. Absent: None. <br /> <br />Case #7 <br /> <br />Request fOr Sketch Plan APProval of Rum River Meadows; Case of National <br />Growth, LLC <br /> <br />Presentation <br /> <br />Associate Planner Wald advised that National Growth, LLC submitted a sketch plan to develop a <br />residential detached townhome subdivision on the property generally located east of Potassium <br />Street and south of 157th Lane. She stated the subject property is 10 acres in size and zoned R-1 <br />Single Family. She indicated City Code restricts density to three units per acre or up to four units <br />per acre through a PUD. She advised that thC sketch plan is proposing to plat the property into 26 <br />detached townhome units for a density of 3.2 units per acre. She stated townhome units are <br />permitted through a PUD, and the subject property will need to be rezoned to PUD and the <br />required rezoning application will need to be submitted in conjunction with the preliminary plat. <br /> <br />Associate Planner Wald Stated the sketCh plan is proposing to gain access from Potassium Street. <br />Potassium Street is currently an unimproved Public street. <br /> <br />Associate Planner Wald indicated City Staff is recommending approval of the sketch plan. <br /> <br />Commission Input <br /> <br />Commissioner Van Scoy asked how long the road would be. <br /> <br />The applicant stated it is approximately 1200 feet. <br /> <br />Commissioner Van Scoy asked if there was a poSsibility for another outlet. <br /> <br />Associate Planner Wald stated there is not, at least at this time. <br /> <br />Chairperson Nixt asked other than service the previous development, what purpose the outlet to <br />Radium would serve. He indicated 157th cannot handle this traffic as more of these old <br />developments redevelop into larger neighborhOods. He suggested other traffic patterns that <br />would limit the traffic going onto I57th. <br /> <br />Community Development Director Trudgeon noted Staff would be looking at traffic for both of <br />these development, and if the goal is to limititraffic on 157th, they can look at other options. <br /> <br />Planning Commission/January 6, 2005 <br /> Page 151 of 21 <br /> <br /> <br />
