Chairperson Nixt stated he thinks this deve!opment is also challenged because of the wetlands. <br />He indicated he would like to see the applicant meet most of the requirements of the property to <br />the north. He agreed six homes abutting one property is too many, and that comer needs to be <br />reduced. He added that even though it is not reqUired, buffering would be nice to help transition <br />the areas. <br /> <br />Commissioner Johnson stated that looking at thc PUD criteria, he is not put off by the density, <br />and suggested that the developer cluster the homes a little to pull them away from the north. <br /> <br />Commissioner Brauer indicated he would second Chairperson Nixt's concern about the six house <br />against one property. He'stated that is nOt prOper transitioning. <br /> <br />Commissioner Johnson stated that he is not sure that only two house abutting Lot 1 is reasonable <br />with the amount of frontage. He sUggested it be equal to what the R-1 guidelines would allow. <br /> <br />Motion carried. Voting Yes: Chairperson Nixt, Commissioners Johnson, Brauer, Shepherd, Van <br />Scoy, and Watson. Voting No: None. -Absent: NOne. <br /> <br />Chairperson Nixt recessed the meeting for a short break at 9.'50 p.m. The meeting resumed at <br />9.'55p. m. <br /> <br />Case #8 <br /> <br />Request for Sketch Plan ApProVal of Alpine Woods 2nd Addition; Case of <br />Oakwood Land Development <br /> <br />Presentation <br /> <br />Associate Planner Geisler advised that Oakwood Land Development has applied for sketch plan <br />approval to re-plat 5 single-family lots of AlPine Woods into 7 single-family lots as a part of <br />Alpine Woods 2nd Addition. She stated the subject property is generally located on Sunfish Lake <br />Blvd and 153ra Lane NW. She indicated a ~h°me that was originally slated to remain after the <br />development of Alpine Woods will now be removed, thus allowing for the creation of 2 <br />additional lots. <br /> <br />Associate Planner Geisler stated that all of the proposed lots meet urban single-family standards <br />for lot width, size, and frontage on a public road. She indicated the proposed boundary of Alpine <br />Woods 2"d Addition does not include anylwetlands. She stated a tree preservation plan was <br />prepared for Alpine Woods; Staffwill be reviewing this plan to ensure no changes are required in <br />conjunction with Alpine Woods 2nd Addition. <br /> <br />Associate Planner Geisler indicated the proposed lots will gain access from 154th Court and <br />Vanadium Street. She stated no changes to any of the streets created with the original Alpine <br />Woods plat are proposed.
