CASE # 2 <br /> <br /> SITE PLAN REVIEw FOR VILLAGE BANK <br /> By: Leonard Linton, Civil Engineer II <br /> <br />Background: <br /> <br />Village Bank received an interim ~usc Permit for a temporary breaking facility located <br />north of Riverdale Drive in the Rivenwick Village Subdivision. They received approval <br />for theh' permanent site plan fi:om the Planning Commission on February 3, 2005. <br /> <br />Observation: <br /> <br />The Rivenwick Village residential deVelOpment was reviewed by the park and Recreation <br />Commission in 2004 and recommendation was made to accept Park and Trail dedication <br />in cash. The Final Plat was revised'I prior to filing to change an 0utlot/rite two <br />commercial lots. This change did not come back to the Park and Recreati°nCommission. <br />The plat was filed without collecting park dedicatiOn fees for this lot, however the park <br />and trail fees will be made a conditiOn ofthe final site plan apProval. ~ . <br /> <br />Staff Recommendation: <br /> <br />Staft recommends accepting park dedication, in cash in the mount of $ 8712.00 (2 .acres <br />~ $4356.00/acre) and trail dedication in the amount of $2180.00 (2 acres ~ $1090.00/ <br />acre). The trail along both sides of Riverdale Drive has been constructed by the <br />residential developer.~ The Commission recommended that' the 50% Portion of the park, <br />fees that can be used outside the recreatidnidis~ct be'earmarked for us~:in the RamSey <br />Town Center Parks. Staff recommends th, at the park dedicatior/f°r this project be. <br />allocated in the same manner. <br /> <br />Motion to accept park dedication fees for:Lot 1, Block 4 Rivenwick Village in' the <br />amount of $8712.00 and trail fees in the am°unt'of$2180.00.'
