The City ~anted an interim use~permit <br />to Villag~ Bank on September 21, 2004, allo,,ving the applicant to instatlj a .temporary <br />modular ..office building on the subject property to operkte a bank until "a permanent <br />bariking facility is constructed. <br /> <br />The following items are enclosed for your information: <br /> <br /> a) ~ site location map <br /> b) Site plan <br /> c) City Staffreview letter dated Jan_uary 28, 2005 <br /> <br />Notification: <br /> <br />Site Plans do not require a public hearing. <br /> <br />Observations:: <br /> <br />The site plan is proposiixg tO construct a 6,000 sqUare.foot banking 'facility. The' subject <br />proPerty.is 2 acres in size and is zoned B-2 HighWay BUSiness; banking facilities are a <br />pe_rmitte~t use 'in this di~tr/ct. . <br /> <br />The site plan is'.exceed'ing all required setbacks. Lot coverag~ has been'C~lcUlated at 7%,:'. <br />which is under the 45% maximum lot coverage r-estriction established in.~ity Code¢ The <br />site plan is proposing sufficient ~parking stalls. ; ' <br /> <br />The site Will derive ·access from Riverda~le Drive. <br /> <br />.The proposed concrete block and brick accent exterior materials are permitted and 'desired <br />in the B-2 District. <br /> <br />The g}ading and drainage Plan is generally acceptable wi·th the revisions outlined in the <br />City Staff Review Letter.. The .development is subject to review and permitting bY the <br />Lower Rum River Watershed Management Org~,nization. <br /> <br />The landscaphag plan' is generally acceptable in accordance with comments outlined in the <br />City StaffReview Letter. '" <br /> <br />It shguld be noted that the interim use permit expires on December 31,,.2005.'
