CASE # 3 <br /> <br />SKETCH PLAN REVIEW FOR RAMsEY TOWN CENTER 7TH ADDITION <br /> By: Leonard Linton, Civil Engineer II <br /> <br />Background: <br /> <br />Ramsey Town Center, LLC has submitted a sketch plan to develop 152 townhomes on <br />12.6 acres in Ramsey Town Center. The planning Commission case and diagrams are <br />attached. <br /> <br />Observation: <br /> <br />The Master Park Allocation agreement between the City and Ramsey Town Center, LLC <br />has been fmalized. Staff anticipates defivery of the signed agreement in the near future. <br />This project is at sketch plan phase. The Planning Commission had some recommended <br />modifications which the develOPer indicated would be addressed in the preliminary plat <br />approval. Discussion included providing pedestrian routes through the development to <br />encourage and maintain'the pedestrian friendly vision of the RTC plan. Discussion also <br />included providing useable green space in the development so residents did not have to <br />travel to the large parks for all reCreation~ , <br /> <br />Precedent has been to make the formal park dedication recommendation after the <br />preliminary plat has been submitted. Ramsey Town Center developments will 'be <br />covered by the Master Park Allocation agreement.
