Dir. <br /> <br />Background: <br /> <br />Ramsey Town Center, LLC has sul~mitted a sketch plan to develop 152 townhomes on 12.6 acres <br />contained in portions of OutIots U and 13 of Ramsey Town Center Addition~ The proposed <br />dev. elopment is located south of Bunker Lake Blvd., east and west of Rhinestone St. N.W. <br /> <br />The following items are enclosed for your review: <br /> <br />a) <br />b) <br />c) <br /> <br />Site location map <br />Sketch plan <br />City Staff Review Letter dated Janu'm-/27, 2005 <br /> <br />Notification: ' <br /> <br />In ac'cordance w/th City Code, residents within 700 feet were n°tified of the sketch plan <br />application. <br /> <br /> Observations: · <br /> <br />The subject property is currently zoned Town Center-4b Neighbortmod DistriCt (TC:4b).i The <br />TC-4b District allows for residential uses at a net density, o£ up to 15 units per acre. The sketch <br />plan shows a goss density of 12.6 units per acre. <br /> <br />The sketch plan shoWs t52 t. ownhomes: 108 2-story units in 20. separate buildings 44 b'ack to <br />back 2-story units in 7 separate buildings. The TC:4b zoning district has. a max/mum 20-foot <br />front yard setback; all structures must be a minimum of 2 stories, 'With a maximUm of 4 stories. <br />Detailed plans and architectural elements and elevations of these units will be provided as part of <br />the site plan approval pr'ocess, :. : <br /> <br />The sketch plan shows a combination of public and private streets. Ir'appears that there is some <br />sort of landscaped median on the first east/west street south of' Bunker Lake Blvd. an~t west of <br />Rhinestone Street. This street must conIbrm to public street standards. The north/south street on <br />the west plat boundary, needs an improved mm-around at the northerly terminus. <br /> <br />The TC-4b District requires 2 off-street parking spaces for each unit; thSs requirement can. bt met <br />with the driv,eways provided for each unit. It is noted that there a couple of parking nodes <br />provided on t, he southe[ly block ~t'or Overflow parking. Since there is no .parking on Bunker Lake <br />Blvd., Staff is suggesting that the plans be modified to include some ovei~flow parking on the <br />northerly blocks also. <br /> <br />12 <br /> <br /> <br />
