CASE # 4 <br /> <br />SKETCH PLAN REVIEW FOR IL LMSEY TOWN CENTER 8TH ADDITION <br /> By: Leonard Linton, Civil Engineer II <br /> <br />Background: <br /> <br />Ramsey Town Center, LLC has submitted a~sketch plan to develop 76 townhomes and 113 single <br />family lots on 46 acres in Ramsey Town Center.: The Planning Commission case and diagrams <br />are attached. Staff met With the developer and offered some comments on the sketch plan. The <br />developer introduced a new sketch plan at the Planning Commission meeting February 3, 2005. <br /> <br />Observation: <br /> <br />The Master Park Allocation agreement between the City and 'Ramsey Town Center, LLC has <br />been finalized. Staff anticipates delivery of the signed agreement in the near future. This project <br />is at sketch plan phase. The Planning C0mmi.'sSiOn had reservations about ithe low density <br />provided by the single family units. The sketch Plan does not provide for cOnnectivity to the <br />north along the east side of the plat., The City State Aid street plan envisions extension of <br />Variolite Street from Alpine Drive to Bunker Lake Boulevard. The submitted sketch plan does <br />not preserve corridor for this extension. The sketch plan does not provide room. for regional <br />stormwater ponding required for tiffs area and there are concems with the length of the streets <br />and the intersection angles. The recommendatiOn Of the Planning Commission was to move the <br />sketch plan ahead, noting that there are significant issues to be resolved. <br /> <br />Precedent has been to make the formal park dedication recommendation after the preliminary <br />plat has been submitted. Ramsey Town Center developments will be covered by the Master <br />Park Allocation agreement. This should be in place before final Plat is approved. ' · <br /> <br />Staff Recommendation: , : · 'i" ~ · - <br /> <br />No formal action required at this stage.
