MSEY TOWN:CENTER LLC <br /> By: Amy Geisler, Associate Planner <br /> <br />CASE #: ~) <br /> <br />Background: : <br /> <br />Ramsey Town Center LLC has submitted a sketch plan to develop. 76 towniaomes and 113 single- <br />family lots on 46 acres contained in outlots A - E of Ramsey Town ·Center Addition. The <br />proposed development is located north of Bunker Lake Blvd. and east of Armstrong Blvd. <br /> <br />The following items are enclosed for your review: <br /> <br /> .a) Site location map <br /> b) Sketch plan . <br /> c) City Staff Review Letter dated January 27, 2005 <br /> <br />Notification: <br /> <br />In accordance with. C'ity Code,-residents within' 700 feet o£ the subject pr?perry were notified of <br />the sketch plan. <br /> <br />Observations: - ' · <br /> <br />The subject property is currently zc;ned Town Center-4a Neighborhood District (TC-4a), The <br />4a District allows for residential uses at a net density of uP to 10 units per acre-. The sketch plan <br />shows a ~oss den. sity of 4.1 units per acre. The Comp~:ehensive Plan shows :the subject property <br />as Low-Density Residential and Medium-Density Residential, while th'e'yemainder o£ the Town <br />Center:site is designated as Mixed Use. A Comprehensive Plan amendment will be required at <br />the preliminary plat stage, to change the subject property's land use designation to Mixed Use, <br /> <br />The sketch plan shows 76 ')~ownhomes and i 13 single-family lots. The TC-4a_ zoning district has a <br />maximum 20-foot front yard setback; all structures must be a minimum' of 2 stories, with a <br />maximum of 4 stories. Detailed plans and elevations of these units will be provided as part of the <br />sit~ pi'an approval process. <br /> <br />The-sketcfi plan shows a combination of public and private streets. The Town Center Master Plan <br />_shows a number o1' important road connections through this property. This project will be <br />required to coordinate the connection Of 147th Lane with the Town Center Gardens development <br />to the east. The Town' Cer~ter master plan also shows a connection of Town Center Drivel to <br />parcels north of the subject property. The ext}nsior~ of Zeolite St. must. line up with th~ stub <br />street north of the site. Finally, the sketch plan shows an access between Zeolite and Armstrong <br /> <br />8 <br /> <br /> <br />
