December 13, 2017 <br />Page 3 <br />Item 11 - Wastewater <br />The southwest portion of the project area is beyond the current 2020 staging in the 2030 CPU. <br />Prior to the installation of any sanitary sewer improvements within this portion of the project area, <br />the City will need to re -guide the staging from 2030 expansion area to existing 2020 through the <br />submittal of a comprehensive plan amendment or through incorporation in the 2040 CPU. <br />Item 13 — Fish, wildlife, plant communities, and sensitive ecological resources <br />The SEAW indicates that there are currently approximately 51 acres of isolated woodland areas <br />remaining within the proposed 560-acre AUAR area. The wooded area located in the southwest <br />corner of the AUAR area that is approximately 12 acres in size, which also contains several <br />wetland areas, is identified in the City's 2005 Natural Resource Inventory as a maple -basswood <br />forest remnant. We encourage the City and project proposer to plan to preserve and incorporate <br />as open space this wooded parcel, the continued wooded habitat around the wetland immediately <br />to the southeast of the 12-acre parcel, and the wooded parcels along the northern boundary of the <br />AUAR area that incorporate the ravines draining the area toward the Mississippi River (as <br />discussed in SEAW Item 9.a./. on page 8). They will add value to the ultimate development in <br />the area, as visual amenities, wildlife corridors, and erosion protection within the steep ravines <br />leading toward the River. <br />This concludes the Council's review of the SEAW.
