20.7 Phase I ESA for Site 47 consisting of Anoka County Parcel New Item — Not Addressed The City prepared a Phase I ESA <br />28-32-25-23-0010 report for the site on August 16, <br />2016. The assessment identified <br />Phase II ESA for Site 47 consisting of Parcel 28-32-25-23- the following Recognized <br />0010 Environmental Concern (REC) <br />associated with the site: <br />1. Adjacent gas station — <br />Little Dukes located west <br />of the site <br />Based on the location of the gas <br />station, further environmental <br />investigation was recommended. <br />The City completed a Phase II <br />ESA at the site and summarized <br />the results in a report dated <br />October 18, 2016. The Phase II <br />ESA consisted of three soil <br />borings advanced to 4-16 feet <br />below grade and the collection of <br />soil, groundwater, and soil vapor <br />samples. No soil detections were <br />identified above regulatory <br />thresholds. Diesel Range <br />Organics (DRO) were detected in <br />the soil and 1,3-butadiene in the <br />soil gas above established <br />regulatory thresholds. <br />The east third of this site is <br />developed When development is <br />proposed on the remaining <br />portion of the site, further <br />17 Mitigation Plan Update - 2018 September 2018 <br />
