<br />will be a pedestrian crosswalk to extend from the greenway all the way through the site, and the <br />ponds will be amenities with fountains and boulders. <br /> <br />Councilmember Elvig stressed the importance of the connection between Ramsey Crossings and <br />Ramsey Town Center. He suggested color, signage, etc. be included in a master plan to address <br />the connectivity. He asked whether RMC would be willing to review the Ramsey Town Center <br />streetscapes and incorporate additional components to tie the two projects together. <br /> <br />Mr. Palmquist indicated Miles Landberg has reviewed the design manual for Ramsey Town <br />Center. Mr. Palmquist stated he agrees the connectivity is very important. They have looked at <br />how to accomplish this; streetscape raises the bar a little bit. There is CR 116 on the north and <br />Sunwood Drive on the near south providing vehicular access back and forth, as well as the strong <br />pedestrian link in the middle. From the standpoint of building architecture they have been <br />discussing how they might be able to incorporate certain materials or color pallets of Ramsey <br />Town Center to provide connectivity. RMC would like to work with the appropriate parties to <br />tie these elements into this project. <br /> <br />There was discussion of the following in relation to the Ramsey Crossings Concept Plan: <br /> <br />. <br /> <br />Status of acquisitions involved in eminent domain proceedings <br />Possibility of a pedestrian bridge or pedestrian tunnel between Ramsey Crossings and <br />Ramsey Town Center <br />RMC as the owner of parcels within the development and managing agent of the entire <br />development <br />Further review to be certain the main thoroughfare through the development is adequate <br />to handle the traffic flow <br />Measures such as landscaping and berms to lessen the impact of the large parking lot area <br />Suggestion to include more pedestrian friendly attributes and storefronts at the entrance <br />from the pedestrian tunnel or overpass <br />Long-term connectivity between Ramsey Crossings and Ramsey Town Center with <br />customers traveling between the two projects <br />Impact on the image of the City and the tax base resulting from the quality of tenants <br />involved in the project <br /> <br />. <br /> <br />. <br /> <br />. <br /> <br />. <br /> <br />. <br /> <br />. <br /> <br />. <br /> <br />Mr. Palmquist indicated he has heard quite strongly tonight the importance of paying attention to <br />pedestrian linkages. A revised plan will be presented that is enhanced in this area beyond what is <br />currently shown. The anchors provide the initial draw to this type of project; at this time the <br />RMC team is crucially focused on the anchors, the eminent domain proceedings and the overall <br />design of the project. Mr. Palmquist suggested a bus trip could be scheduled to view RMC <br />projects and projects of their competitors to see what is working in the marketplace. <br /> <br />Chairperson Nixt questioned what the most sizable issues are in getting this project off the <br />ground, and how the City can assist other than acquiring land. <br /> <br />Mr. Palmquist replied there is an incredible time crunch, and eminent domain is one of the bigger <br />moving parts.
