Sketch Plan submittal consists of one (1) sheet, prepared by Landform. and <br />dated 10.29.2018, and was received by the City on November 21, 2018. <br />1. Name of plat is shown as "Harvest Estates." As Harvest Estates was already platted, the name of this <br />subdivision will need to be Harvest Estates 2nd Addition, or a new development name. <br />2. A standard drainage and utility easement shall be shown on all lots as well as provided over all <br />stormwater ponds, wetlands, and the 16.5' wetland setback area now required by City Code. <br />3. Add name of streets. <br />4. Preliminary Plat submittal will need to clearly label any wetlands and the sixteen and a half (16.5) foot <br />wetland setback. <br />5. Parks and Recreation Commission to discuss possible trail obligations or deferral (cash in lieu of <br />construction). <br />General. The Sketch Plan proposes re -platting Lot 25, Block 1, <br />Harvest Estates into fifteen (15) new single family, detached lots. <br />The lots would be accessed by the extension of 152nd Ct NW and <br />152nd Ln NW. The sketch plan also shows access off Nowthen <br />Blvd NW that will need to be finalized with the preliminary plat. <br />Land Use and Zoning. The Subject Property is guided <br />residential (MUSA) in the Comprehensive Plan and is zoned R-1 <br />(MUSA). The intent of this district is single family dwellings <br />served by City sewer and water. <br />Lot Sizes.
