We are also in receipt of a Grading, Drainage and <br />Erosion Control Plan, and Utility Plan prepared by Plowe Engineering Inc dated December 30, <br />2004. We offer the following comments: <br /> <br />General: The site plan is proposing to develop a 6,264 square foot multi-tenant two story office <br />facility fbr a total building area of 12,528 square feet on the property located at the comer of <br />141st Avenue and Azurite Street. The Property is .92 acres in Size (40,000 square feet). <br /> <br />Zoning: The site is currently zoned E-1 Employment; offices are a Permitted use in this zoning <br />district. <br /> <br />Lot Coverage: The site plan is prop°sing a 6,264 square foot building footprint on the subject <br />property, which equates to 14% building coverage. The proposed site plan does not exceed the <br />City's maximum lot coverage of 45%. i. <br /> <br />Accessory Use: Commercial or business buildings and structures for a use accessory to the <br />principal use are permitted, but Such use shall not exceed 30% of the gross floor Space of the <br />principal use. The site plan is not ProPosing any accessory uses. <br /> <br />Utilities: This site will be served by City water and sanitary facilities which are currently stubbed <br />to the property line from 141st Avenue. The' subject project is part 'of a Tax Increment Financing <br />project and therefore applicable seWer and water trunk charges will be handled through the TIF <br />agreement. <br /> <br /> <br />
