Bertolas & Pekula: Site Plan Review <br />January 28, 2005, February 18, 2005 <br />Page 2 old <br /> <br />Setbacks: City Code establishes a 35 front Yard, 25 rear yard, a 25 foot side yard, and a 20 foot <br />parking/maneuvering area setback in the E2 District. The site plan is either meeting or <br />exceeding setback requirements. <br /> <br />Landscaping: The landscape plan is acceptable. <br /> <br />Ground Cover: All landscaped areas must be Sodded and irrigated per City Code. <br /> <br />Architectural Standards: City Code restricts building height to 65 feet and exterior wall <br />finishes to natural or prefabricated brick :or stone or pre-cast concrete panels or some other <br />material approved by City CoU~Cil. The building elevation plan indicates that the' building <br />materials will consist of rock face co, ncrete block with a glass front, Which complies with City <br />Code. <br /> <br />The proposed .building is a two leVel structure that is 27 feet in height. This complies with City <br />Code. <br /> <br />Waste Storage: City Code requires that alll sOlid Waste and refuse receptacles be stored within a <br />completely screened structure or COntainer. The ~ite plan complies with City Code requirements. <br /> <br />Off-Street Parking - Spaces Required:' City COde requires 1 parking space for each 300 square <br />feet of flodr area. The site plan is subject tO 42 Parking stalls (12,528 / 300) and the site plan is <br />showing 51 parking stalls. <br /> <br />Off Street Parking - Design: In. accordance with City Code, all parking and maneuvering areas <br />must be surfaced with bituminous and the Perimeter of all pavement will be .finished with B6/12 <br />concrete curbing. <br /> <br />Drainage and Grading: .The grading and drainage plan prepared by Charles Plowe dated <br />February 1 I, 2005 has been revieWed and approved. This project has obtained a permit` from the <br />Lower Rum River Water Management Organization. The grading plan calls for construction of <br />curb and gutter along a portion Of the west property line. Permission will need to be obtained <br />from the adjacent property owner if construCtion activity is to occur on the adjacent property. <br /> <br />Access: Two driveway accesses from this sit© are proposed onto 141st Ave. The City may find it <br />necessary to discuss the proposed access laYoUt and parking lot configuration. <br /> <br /> <br />
