We are also in receiPt of a LandsCape Plan, Grading, Drainage and <br />Erosion Control Plan, and UtilitY Plan prepared by Hakanson Anderson dated January 4, 2005. <br />We offer the following comments..~ ~ <br /> <br />General: The site plan is proP°Sing, to develoP a 6;000 square foot banking facility on L°t 1, <br />Block 4, Rivenwick Village. TheiProperty i;s 2 acres in size (87,142 square feet). <br /> <br />Zoning: The site is currently zonedlB-2 Highway Business; Banks are a permitted use in this <br />zoning district. ' <br /> <br />Temporary Modular Structure:i On September.21, 2004, Village Bank received an interim use <br />permit to install a temporary Office structure on the subject property until such time that the <br />permanent banking facility is conStruCted. The interim use permit expires on December 31, 2005,~ <br />· however staff will be recommending that the .City Council require the removal of the temporary <br />structure within 30 days of receipt of Certificate Of Occupancy for the permanent facility. <br /> <br /> Lot Coverage: The site plan is proposin~ a 6,000 square foot building on the subject property, <br /> which equates to 7% building ~overage. The:Proposed site plan does not exceed the City's <br /> maximum lot coverage of 45%. <br /> <br />Accessory Use: Commercial or buSiness buildings and structures for a use acc,essory to the <br />principal use are permitted, but:Such use ishall not exceed 30% of the gross floor space of the <br />principal use. The site plan is not proposing anY accessory uses. <br /> <br /> <br />
