Pillage Bank: Site Plan Review <br />January 28, 2005, revised FebrucltYl&200~ <br />Page 2 of 4 <br /> <br />Utilities: The temporary bankinglfaciiitY located on this site is currently connected to City water <br />and sewer services. The site plan proPOses! constructing the eastern portion of the bank building <br />over a section of the existing watermain. It!is eeCommended that the watermain be rerouted to <br />avoid this condition. The City ;will nOt }be responsible for .maintaining any portion of the <br />watermain outside the right of way of Rivet'dale Drive. <br /> <br />The following language was included in tha inteOm use permit agreement: <br /> That the Permittee will be ~reqUire~ to PaY sewer and water trunk charges in the amount <br /> of $20,574 at time of building permi~t.isszlance for the temporary structure due to the need <br /> to extend sewer and water tO: the Subject Property for the operation, of the temporary <br /> structure. At time of site Plan approval and issuance of building permit for the permanent <br /> banking facility sewer and!water trUnk charges will be considered satisfied as part'of the <br /> execution of this Interim iUse :Permit and therefore will not.be collected at time of site <br /> plan approval for the permanent banking facility, <br /> <br />Setbacks: City Code establishesa 35 foot!front and rear yard and a 10 foot side yard setback in <br />the B-2 District. The site plan contPlieS with City standards. <br /> <br />City Code also established a 20 foot Parking/maneuvering area from all public streets. The site <br />plan appears to meet this requirement. : <br /> <br />Landscaping: The landscape plans meets City requirements. <br /> <br />There are a couple of points of to be stated ?egarding the general location of street trees. First, no <br />trees can be planted within the vi~ion ¢le~ance triangle as defined in Section 9.11.01 (General <br />Requirements) Sub& 7 of City COde. -Additionally, no tree shall be planted within fifteen (15) <br />feet of a hydrant. Both will require attentiOnin the field when the trees are installed. If a conflict <br />does exist, the spacing of the treesimay need to be, adjusted or a tree(s) may need to be eliminated <br />from the planting schedule. If tll~ latter isi necessary, the City must be informed of the changes <br />prior to any work being :conducted; <br /> <br />Ground Cover: All landscaped areas mus_.t be sodded and irrigated per City Code. <br /> <br />Architectural Standards: Cityi Code re~striCts building height to 65 feet and exterior wall <br />finishes to natural or Prefabricated brickor .Stone or pre-cast concrete panels or some other, <br />material approved by City CoUncil. The building elevation plan indicates that the building <br />materials will consist of brick and concrete~block, which complies with City Code. <br /> <br />City Code states that building h°ight is defined:as the measurement fr°m mean ground level to <br />mean gable height; therefore the building height :is 31 feet. <br /> <br />Waste Storage: City Code requires that all solid waste and refuse receptacles be stored within a <br />completely screened structure or COntainer. The submitted site plan shows an enclosed trash area <br />in compliance with City Code requirementS. <br /> <br /> <br />
