The site plan is sho~ing 47:P~king stalls: <br /> <br />Off Street Parking - Design: In: accordance with City Code, all parking and maneuvering'areas <br />must be surfaced with bituminou~ .and' the peiSmeter of all pavement will be finished with B6/12 <br />concrete curbing. ~ <br /> <br />Drainage and Grading: A grMing andI drainage plan for this site has been prepared by <br />Hakanson Anderson. This project has.obtained a <br />permit from the Lower aura River Water Management Organization. <br /> <br />Access: Access to this site is proposed' frOm-two idriveways onto Riverdale Drive. The accesses <br />proposed are acceptable .to city staff. <br /> <br />Outside Agency: Although this d~vel°Pm(nt is not proposing to gain access from State Highway <br />#10, the City is required to notifyiMnDot w~hendevelopment occurs adjacent to a State Highway. <br />The site plan was sent to MnDot and at th~ ~ime of writing this letter, staff has not received'any <br />written or verbal comments regar ~ding your proposal. <br /> <br />Storm Water Management Fee,, The icity has enacted a Stormwater Management Fee and the <br />Current rate is $3,835.00 per commercial aC're.-Se amount of Stormwater Management Fee due <br />on the 2-acre parcel is $7,670. A cash payment will be required prior to the City issuing a <br />Building Permit. <br /> <br />Park Dedication/Trail' Fees: It has come!to the City's attention that during the platting of the <br />subject property the City did noti¢011eCt th~ required park dedication and trails fees. The required <br />fees will need to be paid, however st~ff tmderstands that discussion needs to continue between <br />the City, Village Bank, and Dave !$hulte to 4:lCtermine who will be responsible 'for paying the fees. <br />The. property is subject to Park' ~ediCati°n, fees' in the amount of $8,712 and Trail fees in the <br />amount of $2,180 for a total amOunt due ofi$t0,892. <br />The City Council will be meeting at 7!00 plm. on Tuesday, February 22, 2005 at the Ramsey Fire <br />Station, 15050 Armstrong Blvd,~ 'to review ,the.!proposed Site plan.'
