CASE #: q <br /> <br />REQUEST FOR SKETCH PLAN APPROVAL OF <br />SHADE TREE COTTAGES; <br /> CASE OF SHADE TREE COMMUNITIES, LLC <br /> By: Megan Wald, Associate Planner <br /> <br />Background: <br /> <br />As you may recall, Shade Tree Communities, LLC applied for sketch plan review to create a <br />residential Planned Unit Development (pUD) subdivision on the property generally located west <br />of Potassium Street and east of Nowthen Blvd. (County Road 5). The City Council reviewed the <br />sketch plan at their January 25, 2005 meeting. Subsequent to the City Council meeting, staff <br />received a revised sketch plan for Council consideration. <br /> <br />Proper ,ty Information & Sketch plan Hist. ory: <br />The subject property is 28 acres in size and zoned:R-1 Single Family. City Code restricts density <br />to three units per acre or up to four units per acre through a PUD, which can include townhomes. <br /> <br />1st Sketch Plan: <br /> I 0 single family lots and 32 detached single unit townhomes for a net density of <br /> 2.8 units per acre. <br /> <br />2nd Sketch Plan: <br /> 2 Single Family lots and 50 detached single unit townhomes for a net density of <br /> 3.5 units per acre <br /> <br />3rd Sketch Plan (current plan): <br /> 16 Single Family t°ts and 26 detached single unit townhomes for a net density of <br /> 2.9 units per acre. <br /> <br />Thc following items are enclosed for your information: <br /> <br /> a) Site location map <br /> b) City Council meeting minutes dated January 25, 2005 <br /> c) Sketch Plan <br /> <br />Observations: <br /> <br />During the January 25th City COuncil meeting, the Council stated their concern regarding the 2nd <br />Sketch Plan that proposed to develop 2. single family lots and 50 detached single unit <br />townhomes. The Council raised the following concerns: <br /> <br />1. Need to provide more useable open space <br />2. Density is to high - too manyunits, units appear to be to close together (creating a <br /> wall of townhomes) <br />3. Need to determine appropriate recreational amenities for open space areas <br /> <br /> <br />
