Look at possibility of providing two access points onto Potassium Street <br /> <br />As stated above, the City is in receipt of a revised sketch plan. The developer is not required to <br />bring the revised sketch ,plan back to the Ci~ Council. However, in this case, Shade Tree would <br />like to obtain feedback from the City comicil !regarding the revisions prior to proceeding to <br />preliminary plat. <br /> <br />Response to Council concerns/.d, ire~:tion; The~ 13rd and current sketch plan is proposing to <br />develop 16 single family lots and26 detadhed single unit townhomes for a net density of 2.9 <br />units per acre. ~ <br /> <br /> 1. The PUD ordinance requires 20% mblic open space or 50% private open space. The <br /> sketch plan is showing approximately 4.6 acres of open space area, which equates to 16% <br /> open space area and does not include any wetland credit allowed by City Code. City Code <br /> states that 50% of a wetland can be credited towards required open space area. In this <br /> case, utilizing a portion of:thel wetland area WOuld result in approximately 26% public <br /> open space area within the development. <br /> <br /> The sketch plan also indicates 8 different common/useable open space areas that could <br /> facilitate the installation of recreation amenities. The sketch plan is showing park benches <br /> and a gazebo throughout the development, <br /> <br />2. The 3rd sketch plan has been revised to decrease net density from 3.5 units per acre to 2.9 <br /> units per acre. The sketch plan Was also revised to include a mixture of single family and <br /> detached townhouse units. The PUD, rezoning/agreement will now only need to address <br /> deviations from the R- 1 setbaCks and will~ not address density in excess of three units per <br /> acre. <br /> <br />3. The developer is proposhg to provide, park benches and a gazebo throughout the <br /> development. There is also'an extensive trail, system being proposed. <br /> <br />Details regarding Potassium Street will need to be worked through as part of the <br />preliminary plat process. The purpose of the sketch plan is to determine if the proposed <br />layout of the lots, units, and street network is generally acceptable. <br /> <br />The sketch plan is showing how a landsCaPed area and possible berm within the buffer <br />area between the private street and eXisting neighborhood (Halls Dover Acres). The <br />private street has been redUced from 32 feet-wide to 28 feet wide in order to provide more <br /> <br />green area. <br /> <br />Applying standards outlined in the propoSed <br />as part of the preliminary plat proceSs. <br /> <br />wetland buffer ordinance will be addressed <br /> <br /> <br />
