Creating a secondary access to pOtassiUm Street will prove to be difficult due to the <br />increased impact to the wefland. . : <br /> <br />Recommendation: <br /> <br />Sketch Plan's are intended to provide the developer with general direction and feedback <br />regarding a subdivisions proposed density,: street network, and overall design. Shade Tree <br />submitted a revised sketch plan in the hopes that they have addressed a majority of the City <br />Council's concerns; realizing that some issues will still need to be worked through during the <br />preliminary plat process. The applieantwould like to obtain further feedback and direction from <br />the City Council in order to proceed to preliminary plat. The developer is interested in <br />determining if the proposed sketch plan is generally acceptable with continuation of working <br />through certain issues or concerns~ i <br /> <br />It should be clearly stated that acceptance of the sketch plan does not guarantee the developer the <br />proposed number of units. Often times durittg an extensive review of the preliminary plat related <br />to proper wetland delineation and protection, acceptable grading and drainage plan, compliance <br />with landscape requirements, and:a~ppropri~te Unit setbacks, results in either the loss of a unit or <br />two or design reconfiguration of vai'ious units: <br /> <br />Council Action: <br /> <br />The City Council should provide Shade Tree LLC feedback and direction regarding the proposed <br />sketch plan and indicate if the City COuncil is generally acceptable to the proposed sketch plan <br />design.
