WSB & ASSOCIATES, INC. <br />EXHIBIT B <br />SCOPE OF WORK <br />GENERAL SCOPE OF SERVICES <br />ARTICLE B.1 — GENERAL SCOPE OF SERVICES — <br />The Client intends to retain the Consultant to provide general planning, zoning and code enforcement <br />services. Typical general services (not all-inclusive) are listed below. <br />B.1.1 General Planning, Zoning and Code Enforcement. The Consultant will provide general <br />planning, zoning and code enforcement services as requested by the Client. Consultant's <br />services will consist of professional review and analysis, meeting facilitation, permit review <br />and staff report preparation services. Consultant will receive guidance from the Client, on <br />specific services or assistance required. Consultant will attend meetings as directed by <br />Client. Consultant will provide documentation of activities to the satisfaction of the Client. <br />Services will include (but not be limited to): zoning administration; application updates; review <br />of zoning permits and land use applications; ordinance updates; and advice to the Planning <br />Commission and City Council on Planning and Zoning matters. <br />B.1.2 Reports and Correspondence. Preparation of planning reports and technical correspondence <br />including: preparation of staff reports, permit review for compliance with City ordinances and <br />policies, site plan reviews, land use application review, and review of reports prepared by <br />other agencies. <br />B.1.3 Meeting Attendance. The Consultant will attend the following meetings as requested by the <br />Client: <br />• City Council <br />• Planning Commission <br />• Internal Staff Meetings <br />• Public Meetings <br />• Meetings with property owners and prospective developers (as needed) <br />B.1.4 Liaison Support. Respond as liaison for planning and zoning activities related to adjacent <br />municipalities and regulatory agencies. <br />B.1.5 Staff and Resident Support. Respond to staff and resident planning and zoning inquiries and <br />requests, including public presentations, evaluation of specific issues, and recommendations <br />to staff and the Planning Commission or City Council. <br />B.1.6 Office Hours. The Consultant will provide 16 hours per week of in -office planning and zoning <br />support. The number of hours may increase to include code enforcement duties at the <br />request of the Client. <br />B.1.7 Document Library. The Consultant will establish and maintain a library of permits and <br />applications, contract documents, ordinances, plans and other items as needed. <br />ARTICLE B.2 — SCOPE OF ADDITIONAL SERVICES AS THE PLANNER <br />If authorized in writing by the Client, the Consultant shall furnish additional services of the following type: <br />B.2.1 Providing services of professional subconsultants as required for a particular project. <br />B.2.2 Additional services in connection with the project not otherwise provided for in this <br />Agreement. <br />Exhibit B — Scope of Services Page 1 <br />
