He stated they are 55 <br />foot lots with 45 foot homes and a'.craftsman~like feel. <br /> <br />Commissioner Johnson asked what the denSitY-is for the site. <br /> <br />Mr. Feges stated this is another discussion that is: needed. He indicated they were looking at it by <br />taking out the public, areas, and are at approximaiely eight units per acre. He stated if you put the <br />public areas back in the site is about four units per acre. He indicated a discussion needs to take <br />place with Staff to make sure all are in agreement with how they will achieve the densities <br />required and how the density wiltbe calculated:. <br /> <br />Commissioner Johnson asked hoTM the development proposes to move people across Bunker <br />Lake Boulevard. <br /> <br />Community Development Director Trudgeon~.~advised there will be controlled access at the <br />stoplight. He stated they have toyed with the idea of having' a pedestrian Overpass but it is quite <br />costly. <br /> <br />Chairperson Nixt indicated that as in ithe :last sketch plan, he will want to have the path system <br />and pedestrian traffic concept clearly defined: He asked what the price points will be for these <br />homes. <br /> <br />Mr. Feges advised that they wot~ld be lOoking: at $200,000 to $250,000 for the row homes. He <br />stated the homes to the east are :larger footprints and would be $300,000 to $350,000, and the <br />narrow lot single-family homes would range fr°m$200,000 to $350,000. <br /> <br />Commissioner Johnson asked ifMri Feges had any problems With the Staff Review Letter. <br /> <br />Mr. Feges stated he did not have any problems, and understands this is an evolving process. <br /> <br />Commissioner Johnson stated he is concerned about pedestrian traffic on Bunker Lake <br />Boulevard. He indicated people will nOt go all:the way down to the semi'four and cross the <br />street. He stated it would be a more attractiveI development and a selling point if there was a <br />pedestrian overpass, and maybe ¢~'en the CitY .and the developer should consider contributing to <br />one. He indicated he agrees with Chairperson Nixt that there needs to be sidewalks and trails <br />that lead into Town Center. <br /> <br />Chairperson Nixt stated he thinks there isa real challenge with access and turn-around at the <br />narrow portion of the development, and asked if there was a way to swap out with some park <br />land to eliminate the long run. <br /> <br />Community Development Director Trudgeon noted there are some wetland areas and a possible <br />sledding area outlined.
