Chairperson Nixt stated this is a perfect example of looking at how they can achieve density and <br />have flexibility. He indicated he would be open to having more density in the center of the <br />development if they could eliminate the challenge of the narrow portion and triangular roads. <br /> <br />Commissioner Van Scoy asked if this would match up with Town Center Gardens without any <br />issues. <br /> <br />Community Development Director Trudgeon indicated it should match up, as it did with <br />Pineview Estates. He stated they will look at all the areas to be sure. He noted there are some 2 <br />½ acre lots where they can do commercial on the back of them that they need to be conscious of, <br />and some liberties have been taken with the road connections as well. <br /> <br />Commissioner Johnson questioned the road on the east side of the development. <br /> <br />Community Development Director Trudgeon noted there has been some talk about connecting to <br />149th. He stated the streets_within the development are shown as private streets, however on the <br />Comprehensive Plan they have a major arterial connection to 149th as a State Aid street. <br /> <br />Commissioner Johnson commented that he cannot imagine that they would want to put a road on <br />front and back of those houses, especially at the price points they discussed. <br /> <br />Mr. Feges indicated the connection with that road is something they need to study, but they are <br />not far enough along. <br /> <br />Commissioner Johnson asked that it be noted as a potential problem so it is not forgotten as this <br />moves along. <br /> <br />Motion by Commissioner Johnson, seconded by Commissioner Van Scoy to approve' the sketch <br />plan of Ramsey Town Center 8th Addition contingent upon compliance with City Staff Review <br />Letter dated January 27, 2005. <br /> <br />Motion carried. Voting Yes: Chairperson Nixt, Commissioners Johnson, Watson, Shepherd, <br />and Van Scoy. Voting No: None. Absent: Commissioner Brauer. <br /> <br />Case #7 <br /> <br />Request for Preliminary Site Plan Review of Ramsey Municipal Parking <br />Facility; Case of City of Ramsey <br /> <br />Community Development Director Trudgeon advised that the City of Ramsey is proposing to <br />develop a four-story, 800 stall parking structure in the core of the Ramsey Town Center. He <br />stated the parking structure is proposed to be built in two phases, with the first phase occurring in <br />2005 with the construction of 630 stalls. He indicated the second phase will occur in 2009 and is <br />proposed to construct an additional 210 stalls. He stated the parking structure will serve the <br />parking needs for the Town Center core, the adjacent Ramsey Municipal Center, and present and <br />future transit services.
