The submittal consists of a Cover <br />Sheet, Preliminary Plat, Site Plan, and Preliminary Grading Plan (9 sheets), all prepared by <br />Pioneer Engineering, dated February 4, 2005. We are als° in receipt of a Landscaping Plan <br />prepared by HKGi, dated February 8, 2005..The :purpose of this letter is to review requirements <br />associated with the preliminary plat. We offer the following comments: <br /> <br />General: The entire development site is 51.91: acres (including the 1st and 2nd Addition). The <br />property proposed to be developed in the 3rd Addition is approximatelY 33 acres in size, and is <br />generally located on Bunker Lake Blvd. The Preliminary plat and site plan are proposing 178 <br />townhomes (12 eight-unit buildings, 13 siX-Unit buildings, and 3 four-unit buildings)' and 19 <br />single-family lots. <br /> <br />Zoning: The property is currently z6ned R-2 Medium-DenSity Residential, which allows <br />townhome traits up to 7 units per acre. You have received preliminary approval to rezone Blocks <br />6 and 7 to Town Center - TC4a, which alloWs a density up to 10 units 'per acre. Staff anticipates <br />the City Council will grant final approval to this rezoning with the preliminary plat. You have <br />also applied to rezone Blocks 1, 2, and 3 tO planned` Unit Development (PUD) to accommodate <br />the mix of townhomes and single-family lots on the site. <br /> <br />Density: The entire Town Center Gardens sitb is approximately 51 acres, including the wetland. · <br />Density is calculated separately for the portion of the 'plat that is guided for Medium-Density <br />Residential (R-2 and PUD) and the portion that is guided for Mixed Use (TC4a). The Medium-' <br />Density Residential portion is 44.21 acres in size, and has a net density of 6.85 units per acre <br />(allowable is 7 units per acre). The Mixed-Use portion .is 7.83 acres and has a net density of 9.9 <br />units per acre (allowabte is 10 units per acre). <br /> <br />.53 <br /> <br /> <br />
