The 35% masonry requirement may be waived in whole or in part if the following criteria <br /> are met: <br /> a. Two additional elements from the list under 4. are included <br /> b. Two additional colors are included in the overall palette <br /> c. Decorative sidewalks (brick, stone inlays, etc) <br /> d. Other elements-approved by the City Council <br /> <br />The site plan shows staggered buildings along Bunker Lake Blvd. Building elevations (including <br />color palette) must be submitted that meet these requirements. <br /> <br />Townhouse Size: The site plan is proposing four-, six-, and eight-unit buildings. City Code <br />requires townhouse units to be a certain size based on the number of bedrooms the unit will have: <br /> <br />1 bedroom 700 square feet <br />2 bedroom 800 square feet <br />3 bedroom 960 square feet <br /> <br />All the proposed units will significantly exceed the. minimum requirements. <br /> <br />Setbacks/Lot Standards: Setback requirements vary between the three different zones. Zone A <br />must meet R-2 and R-1 Residential District requirements, Zone B must meet R-2 Residential <br />requirements, and Zone C must meet TC4a requirements. <br /> <br />ZOne A - R-2 and R-1 Residential. The preliminary plat must be revised to show house <br />pads on the single-family lots in the PUD portion of the plat, so that Staff can verify that <br />these lots meet R-1 setbacks. The townhouses in this area are subject to the following <br />setbacks: <br /> <br />Building setback from public street 25 feet <br />right of way _ <br />Bui!..ding.setbac.k from private street25 feet <br />Building setback from exterior 30 feet <br />development boundary line <br />Setback from building to buildin~ 20 feet <br /> <br />Lots 5, 8, 9, 12, 13, 17, and 20 do not meet the 25~foot setback requirement from private <br />streets. Lot 16 does not meet the 25-foot setback requirement from the public street <br />ROW. The remainder of the setbacks are satisfactory in this portion of the plat. <br /> <br />56 <br /> <br /> <br />
