The preliminary plat propOses 19 single-family lots in Zone A. While <br /> the 2 lots that face 149th Avenue meet R-1 single-family lot standards~ the remainder are <br /> smaller in area (7,200-9,900 square feet, t0,800 square feet is. required) and in lot .width <br /> (54-77 feet, 80 is required) than is required in the R-1 District. Because this portion of the <br /> plat is proposed as a PUD:, staff feels this deviation from single-family lot standards is <br /> appropriate. <br /> <br /> Zone B - R-2 Residential. The townh°uses in this area are subject to the following <br /> setbacks: <br /> <br /> Building-setback from public street 25 feet <br /> right of w. ay <br /> Building setba.ck from:private street 25 feet <br /> Building setback from exterior 30feet <br />·development boundary!ine <br /> Setback.from building to building· 20 feet <br /> <br />Lots 4, 5, 12, 13, 16, 9, 8,:BIock 5,'and Lots 13, 20, 21, 24, 17, 16, 5, 8, Block'4 do not <br />meet the 25-foot setback requirement from private streets. The remainder of the setbacks are satisfactory in this portion of the plat. <br /> <br />Zone C - TC4a. The townhouses in this area are Subject to the following setbacks: <br /> <br />Front Yard (mirk-max) <br />Side Yard <br /> <br />Rear Yard Building Setback <br /> <br />0-20 feet* <br /> <br />None, unless-required by <br />building code <br />None, unless required by <br />building code <br /> <br />*Units that contain a driveway and front door to the unit within the front yard setback <br />must have a minimum driveway length of at least 25feet. In these instances, buildings <br />can be setback a maximum of 3O feet. <br /> <br />All the townhouse units in this portion of the plat meet these setback requirements. <br /> <br />Structure Height: The R-2 Residential District has a maximum building height of 35 feet, while <br />the TC4a District requires buildings from 2-4 stOries. Please submit building elevations for all- <br />proposed units so building height Can be verified. <br /> <br />Off-Street Parking Requirements: For the t0wnhome portion of the plat, a minimum of 2 off- <br />street parking spaces are required for.each unit. This equates to a total of 356 parking spaces. The <br />proposed townhome units all include a two-stall garage and driveway that will be 25 feet in <br />length.
