All of the parking <br />nodes are located within private roads. <br /> <br />Maximum Driveway Width: The maximum driveway width permitted for each unit is 20-feet. <br />The proposed development meets this requirement. <br /> <br />Park Dedication: The proposed plat will be forwarded to the' Park Commission for a <br />recommendation on park dedication. The City has the option for cash, land, or a combination of <br />the two. It should be noted that the Park Dedication fee in effect at the time of final plat approval <br />is what will be charged. <br /> <br />Sidewalks: City policy requires the installation sidewalks along both sides of al! non cul-de-sac <br />public streets. Sidewalks are shown on both sides of all public streets with the exception of the <br />East-West street through Lots 6 and 7. Trails are shown throughout this portion of the plat, <br />connecting this area to the remainder of the plat and the Town Center south of Bunker Lake <br />Blvd; <br /> <br />Trail Development and Trail Fees: Staff is recommending that a trail be constructed on the <br />northern boundary of the plat (149th Ave NW) and the eastern boundary of the plat (Ramsey <br />Blvd). Staff will also recommend that the trail be connected at 149th Ave and Ramsey Blvd. trail <br />It should be noted that the Trail fee in effect at the time of final plat approval is what wilt be <br />charged. <br /> <br />During sketch plan review, the City Council asked that a trail be installed along the southern <br />edge of the wetland, connecting up to Street B. This trail should be shown on the revised site <br />plan. <br /> <br />Open Space: City Code requires that at least 40% of the development consist of open space. <br />Qualifying areas include grassed lawns, landscaped areas, gardens, natural areas, landscape rock, <br />mulch, wetlands, and ponding areas. At Least 10% of the open space must be shown as an .easily <br />identifiable common area for the use of the surrounding residents. As with density, open space <br />requirements are calculated differently according to zoning designation. <br /> <br />The R-2 portion of the plat is 44.21 acres in size, which results in a need for 17.6 acres of open <br />space (it should be noted that this calculation includes the 1st and 2nd Additions of Town Center <br />Gardens). The preliminary plat is showing 24.24 acres (67%) of open space. At least 1.76 acres <br />of identifiable common area must be provided. This requirement is satisfied with the open space <br />on the comer of 116 and Ramsey Blvd., along with the open space provided south of the wetland. <br />You have indicated your willingness to install a gazebo in this area, adjacent to the trail. <br /> <br />The portion of the plat proposed as a PUD requires a minimum of 50% private open space or <br />20% public open space. As discussed above, the overall private open space in the R-2 port/on of <br />the plat is 67%. Staff will recommend that a common area be set aside near 149th and Ramsey <br />Blvd, similar to the one at the comer of Bunker Lake Blvd and Ramsey Blvd. <br /> <br />58 <br /> <br /> <br />
