CASE #: ~'] <br /> <br /> PUBLIC HE,IR_lNG <br />REQUEST FOR PRELIMINARY PLAT REVIEW OF <br />RAMSEY MEADows 5m ADDITION; <br /> CASE OF TMH DEVELOPMENT <br /> By: Megan Wald, Associate Planner <br /> <br />Background: <br /> <br />TMH Development applied for preliminary plat to create 7 single-family urban lots and one <br />outlet on an existing metes and bounds parcel generally located west of 149th Lane and south of <br />151 st Avenue. ' <br /> <br />The following items are enclosed for Your information: <br /> <br />a) <br />b) <br />c) <br /> <br />Site location map <br />Preliminary Plat <br />City Staft review letter dated February 25; 2005 <br /> <br />Notification: <br /> <br />In accordance with State Statute and City Code residents within 700 feet were notified of the <br />preliminary plat. <br /> <br />Observations: <br /> <br />The subject property is 4.23 acres in size and is surrounded by acreage lots that are Serviced by <br />on site septic and well systems as well as properties that are served by City sewer and water. The <br />preliminary plat is proposing to create 7 new single family lots for a net density of 2.2i units per <br /> <br />acre. <br /> <br />All the proposed lots meet urban Single-familY standards for lot Width and lot size. The lots will <br />be subject to a 30 foot front yard, 30 foot'rear Yard, and a 6 and 10 foot side yard setback, when <br />determining placement of the future house pads. Staff requested that the developer provide <br />supporting information verifying that setbacks can be met, especially for Lots 1, 2, and 3. <br /> <br />The plat is showing access being gained from 149th Lane, which is an existing public street. <br /> <br />The required landscape plan was not sUbmitted: with the preliminary plat application. Two trees <br />per newly created lot is required. The preliminary plat will not proceed to the City Council until <br />the required landscape plan has been-received by the City and staff has had adequate time to <br />review the plan. <br /> <br />The grading and drainage plan will need to be revised in accordance With the comments outlined <br />in the Staff Review Letter. Staff is requesting a 20 foot drainage and utility easement along the <br />west line of Outlet A and across Lot 7 to help:address a drainage problem that currently exists in <br />the adjacent residential neighborhood located north Of the subject property. <br /> <br /> <br />
