The project area includes a large wetland that spans several lots throughout the development. The <br />wetland is being encumbered with the required drainage and utility easement. The grading plan <br />shows a portion of the wetland being filled in order to create enough area for a building pad. The <br />grading plan shows mitigation areas to replace the proposed wetland fill area. The proposed <br />filling and mitigating of the wetland will need to be reviewed and approved by the Lower Rum <br />River Watershed Management Organization. <br /> <br />The plat will be subject to park dodication and trail fees., <br /> <br />Recommendation' <br /> <br />The preliminary plat appears to meet standards established in City Code for single family <br />subdivisions, however staff will want to verify that the Lower Rum River Watershed <br />Organization will approve the proposed filling and mitigating of wetland on the subject property <br />prior to City Council approval of the preliminary plat. <br /> <br />Commission Action' <br /> <br />Motion to approve the proposed preliminary plat contingent upon compliance with the City Staff <br />Review Letter and approval by the Lower Rum River Watershed Management Organization for <br />the proposed filling and mitigating of the wetland on the subject property. <br /> <br />-or- <br /> <br />Motion to deny the preliminary plat. <br /> <br />Review Checklist: <br />Community Development Director <br />Assistant Community Development Director <br />Civil Engineer II <br /> <br />PC: 3/3/05 <br /> <br /> <br />
