We offer the following comments: <br /> <br />General: The submitted major subdivision proposes to plat a 4.23 acre metes-and-bounds parcel <br />located west of 149th Lane and south of 151st Avenue. The preliminary plat shows the creation of <br />7 single family urban lots and one outlot. <br /> <br />Zoning: The property is zoned R-1 Residential and is located within the City's urban service <br />area. City Code permits platting urban lots that do not exceed three units per acre or four units <br />through a planned unit development. <br /> <br />Density: City Code allows density of 3 units per acre, the preliminary plat is proposing a net <br />density of 2.21 units per acre. The preliminary plat will need to be revised to include this <br />information on the plat. <br /> <br />Drainage and Utility Easements: The standard 10 foot and 5 foot (along the common property <br />line) drainage and utility easements are being shown on the plat as a "typical". It is preferred to <br />show the easements along the perimeter of each lot. A 20 foot wide drainage and utility easement <br />must be provided along the west line of Outlot A and across Lot 7. The western easement line on <br />lot 5 should be extended to the north line of Lot 6. <br /> <br />Accessory Structure: There is an existing accessory structure located on the Subject Property. <br />City Code does not pe~xnit accessory structures to be located on a property that does not contain a <br />homestead. The plat indicates that the accessory structure will be removed. <br /> <br />Lot Sizes: The lot size in the R-1 MUSA is 10,800 square feet; all 7 lots exceed this standard. <br />The proposed lots range in size from 14,860 square feet to 22,972 square feet. <br /> <br /> <br />
