Ramsey Meadows 5th Addition <br />Preliminary Plat Review <br />February 25, 2005 <br />2 of 3 <br /> <br />Lot Dimensions: All proposed 10ts must maintain 80 feet of frontage ona public street. Ail lots <br />meet or exceed this standard. <br /> <br />Setbacks: The preliminary plat shows the required 30 foot front yard building setback. All lots <br />appear to meet this setback. Building pads (houses) will also be subject to a 30 foot rear yard, a <br />10 foot side yard habitable, a 6 foot side yard :uninhabitable, and a 30 foot side yard comer lot <br />setback. The setbacks are noted on the preliminary plat and therefore must be complied with <br />during building permit submittal. However, according to the house pad being proposed on the <br />grading plan, it appears that a few of the house pads are not able to meet the 6 foot and 10 foot <br />side yard setbacks. Further information should be provided to staff to verify that all setbacks are <br />able to be met. <br /> <br />Tree Preservation Plan: The City Council has. adopted a Tree Preservation Ordinance that <br />applies to your proposed plat. <br /> <br />Landscape Plan: A landscape Plan was: not sUbmitted as part of the preliminary plat. A <br />landscape plan is required and must be submitted prior to the plat proceeding to City Council <br />review. <br /> <br />Wetlands: A portion of the property is wetland. The City will need to be provided a copy of the <br />wetland delineation repOrt. A copy of the delineation report must also be provided to the Lower <br />Rum River WMO for review and. acceptance. The preliminary plat shows drainage and utility <br />easements over the existing wetlands and proposed sto .rmwater treatment pond. The grading plan <br />shows filling a portion of the wetland to. create building area and creating mitigation areas to <br />replace the filled area. Wetland filling and lmitigation requires sequencing which is a process to <br />study and approve the plans before excavatiOn begins. The sequencing process should be <br />commenced soon as it can take several months tO complete. The mitigated wetlands will need to <br />be monitored for 5 years after constmctionand an annual report will be required. <br /> <br />Drainage and Grading Plan: Grading and drainage plans have been provided. Please address <br />these specific comments: <br /> · Please remove all references to 'Rock Construction Entrance' on the plans and replace <br /> them with notes stating the street will be swept at the end of the day and as needed to <br /> remove soil tracked from the site. <br /> · Revise note 12 to read 'Project' Engineer. The city does not approve the soils placed in <br /> building pads. <br /> · Revise note 16 to read 'lot, as long as setbacks are maintained and the house is on <br /> suitable soils.' : <br /> <br />The plat will be subject to permitting by the Lower Rum River Watershed Management <br />Organization. <br /> <br />Access to Lots: Access to the lots is propOsed'from 149th Lane. <br /> <br />75 <br /> <br /> <br />
