Ramsey Meadows 5'~ Addition <br />Preliminary Plat Review <br />February 25, 2005 <br />3 <br /> <br />Utilities: All lots are proposed to be served by municipal sewer and. water. Existing services will <br />be utilized when they, fall within the lot lines. A new service should be shown for lot 5, the <br />proposed service would cross an adjacent lot, which is not acceptable. Stormwater calculations <br />must be submitted for the existing and proposed conditions. <br /> <br />Park Dedication: The Preliminary Plat will be forwarded to the Park and Recreation <br />Commission at their March meeting. The City has the option for land, cash or a combination <br />thereof, The sketch plan was reviewed at their January meeting and the recommendation was to <br />accept cash park dedication. The. 2005 rate is $2200 per lot, which equates to $15,400. The park <br />dedication fees will be required to be paid to the City prior to the release of the final plat for <br />recording. <br /> <br />Trail Fee: The plat will be subject to Trail Fees and they must be paid prior to release of the final <br />plat for reco. rding. The 2005 rate is $550 per lot, which equates to $3,850.00 due to satisfy trail <br />development fees. <br /> <br />Trunk Sewer and Water Fees: The plat will be subject to trunk sewer and water fees for each <br />newly created lot. The 2005 rate is $1,100 for trunk sewer fees and $1,862 for trunk water fees. <br />This equates to a total of $20,734 due to satisfy trunk sewer and water fees for the seven lots that <br />are being created. In addition, since the sanitary sewer and watermain are currently in place to <br />service the proposed newly created lots lateral benefit charges will be applied to each lot. The <br />2005 rate for each newly created lot is $3,305 sewer lateral benefit and $7,539 for water lateral <br />benefit. The developer will be allowed a credit against the lateral benefit charges for the costs <br />associated with installing any necessary sewer and water laterals along with the reasonable cost <br />of street repair. <br /> <br />Stormwater Management Fee: A stormwater management fee must be paid for the new lots <br />being created. The rate in effect at the time of final plat approval must be paid prior to the City's <br />release of the final plat for recording. The 2005 rate is $384 per unit, which equates to a payment <br />in the' amount of $2,688 due to the City prior to the release of the final plat for recording. <br /> <br />The Ramsey Planning Commission will be meeting at 7:00 PM on Thursday, March 3, 2005, at <br />the Ramsey Fire Station located at 15050 Armstrong Boulevard, to consider your request for <br />sketch plan approval.
