2001 Comprehensive Plan
Amended February 26, 2002

Table V-5 indicates land needs based on the following assumed average
densities

· 3 units per net acre for low density urban detached single family
housing units
· 9 units per net acre for higher density urban multi-family housing
units including attached townhomes and condominiums and
apartment housing
· 1 unit per 3 acres for all rural units

These densities are applied to the projected housing units in Table V-4
and used to compute land demand as shown in Table V-5.

Table ¥-5 Projected Residential Land Demand

Rural Urban
Land Single Multi- Land
Year Units Demand Family Family Demand
(Acres) Units Units (Acres)
1999-2000 20 60 154 66 58
2000-2005 100 300 798 342 304
2005-2010 100 300 798 342 304
2010-2015 100 300 798 342 304
2015-2020 100 300 798 342 304

Total Units 420 1,260 3,346 1,434 1,274 Acres

Based on the assumptions made above, residential growth will require
roughly 300 acres of MUSA for residential development in each future 5
year period or 60 acres per year. Now that we have estimated the land
demand based on Metropolitan Council's projections and the densities
established within the Future Land Use Plan we must look at available
developable land supply and determine if such projections can be
accommodated and if not, what level of development can be
accommodated. Table V-6 represents an inventory of vacant residential
lands based on the future land use plan and an estimated capacity based
on the previously made assumptions on density.

Ramsey Comprehensive Plan
Amended February 26, 2002

Page F-34
