An approved "Parking Plan" is required <br />as part of this agreement. Thei"parking Plan' is being presented for approval by the City <br />Council on March 8, 2005 (Attachment'#I). :The "Parking Plan" is for the property <br />described as the Parking Disttict in the!Parking Improvement Use and Maintenance <br />Agreement (Attachment #2). <br /> <br />The "Parking Plan" divides theparking Distr. ict into nine (9) areas. Each Area is broken <br />down into Parking Uses, Parking Sources :and Allocated Share of Structured Parking. <br />This data is based on a refine_d, bUt Un~PPrO~ed development plan that the developer <br />has submitted for the Parking ~istrict. Tl~e prOposed uses from this development plan <br />were used in calculating the p~rking demand. The Town Center Zoning 'District <br />regulations were used as the basis for Calculating parking requirements-for each use. <br /> <br />The Allocated Share of StructU,red Parlqng iS a formula based upon estimated number <br />of structured stalls in the two parking ramps the City Council authorized on February 22, <br />2005. There will be a iparking Ceficit forithe full build out of the Town Center until Phase <br />II of the parking structures are:completed.' <br /> <br />The City and Ramsey Town Center:LLC intend to re-plat the .area depicted in. <br />Attachment #2, as Ramsey TOWn center:5!hlAddition.
