the first east/west street south of Bunker Lake Boulevard and west of Rhinestone Street. She <br />indicated this street must conform, to public street standards. <br /> <br />Asst. Community Development Director Frolik advised that the TC-4b District requires two off- <br />street parking spaces for each trait, and this requirement can be met with the driveways provided <br />for each unit. She noted that there are a couple of parking nodes provided on the southerly block <br />for overflow parking. She statedsince there is:no parking on Bunker Lake Boulevard, Staff is <br />suggesting that the plans be modified:to include some overflow parking on the northerly blocks <br />also. <br /> <br />Asst. Community Development Director Frolik stated City Staff recommends that the sketch plan <br />be forwarded to City Council with a recommendation for approval. <br /> <br />Chairperson Nixt noted that the density has not been pushed as far as it could. He stated he <br />knows the intent is to encourage density in the Town Center area and asked how that would be <br />accomplished. <br /> <br />John Feges, Ramsey Town Center, LLC, indicated they have been very conscious of density and <br />hitting the targets of 2400 units in the Town center area. He stated as you look at the entire area, <br />it will get denser as it reaches the core, hoWever they need to provide a balance of housing styles. <br />He indicated the goal is still 15 units per acre average over the entire project area. <br /> <br />Commissioner Johnson asked if Mr. Feges had Seen the Staff Review Letter. <br /> <br />Mr. Feges indicated he had, and had no problems with the recommendations. He stated he thinks <br />it would be useful to have a workshop with the Planning Commission and lay out how they are <br />trying to balance density through the project:t° make sure they achieve the density desired. <br /> <br />Chairperson Nixt asked if Staff is comfortable that they are progressing as planned and are <br />meeting the density as anticipated. <br /> <br />Community Development Director Trudge°n stated he thinks they are on the right track so far. <br />He agreed it would be good to have a discussion on the overall project to make sure they are <br />reaching the goal of 2400 units. <br /> <br />Commissioner Van Scoy asked how they are doing, at achieving the desired green space. <br /> <br />Asst. Community Development Director Frolik noted that this district encourages pocket parks <br />and places to gather. <br /> <br />Commissioner Van Scoy stated it seems the: desire for green space and density requirements are <br />in contradiction. <br /> <br />Community Development DirectOr Trudgeon indicated this development is adjacent to East <br />Town Center Park. <br /> <br />Planning commission/February 3, 2005 <br /> page 8 of 15 <br /> <br /> <br />
