This area is largely commercial, surrounded by residential. A recent land use change was seen at the <br />northwest corner of the 167th Avenue and Highway 47 intersection, as a vacant bank building, that had <br />been vacant for some time, was purchased by a religious institution. The religious institution received a <br />Conditional Use Permit from the City of Ramsey City Council in late 2018. There is also a religious <br />institution, Hope Fellowship, in the strip mall across the street, on the southwest side of the <br />intersection, though that building is designated as commercial due to its other uses — a Domino's Pizza <br />store, Fairway Liquors, Anytime Fitness, and an insurance office. <br />This area has adequate green space from the water tower, Elmcrest Park, and Rum River Hills Golf <br />Course. While the park represents more permanent green space, the areas around the water tower and <br />golf course are potential areas for a residential subdivision and significant development. <br />18 <br />
