Review Letter dated October 28, 2005. <br /> <br />Chairperson Nixt asked if the applicant has any comments regarding the Staff Review Letter. <br /> <br />Ed Sorgatz, project coordinator for Olson General Contractors, responded in the negative. <br /> <br />Motion by Commissioner Van Scoy, seconded by Commissioner Watson, to recommend that City <br />Council grant approval of the proposed site plan contingent upon the compliance with City Staff <br />Review Letter dated October 28, 2005. <br /> <br />Motion Carried. Voting Yes: Chairperson Nixt, Commissioners Van Scoy, Watson, Brauer, and <br />Levine. Voting No: None. Absent: Commissioners Johnson and Shepherd. <br /> <br />Case #3: Request for Site Plan Review; Case of Links at Northfork GC, LLC <br /> <br />Assistant Community Development Director Frolik advised that Links at Northfork is currently <br />located at 9333 Alpine Drive NW. She explained that the site plan is proposing to construct a <br />1,866 square foot clubhouse addition onto Links at Northfork’s existing 6,141 square foot <br />facility. The site plan is exceeding all setbacks and lot coverage is sufficiently under the 45% <br />maximum lot coverage restriction established in City Code. The site plan shows 265 existing <br />parking stalls, which meets the requirements for clubhouses. <br /> <br />Assistant Community Development Director Frolik noted that no new accesses are proposed. <br />Building materials are satisfactory and consist of stucco, which will match the existing building. <br />The grading and drainage plan has been reviewed by the Engineering Department and meet the <br />requirements for the site. The landscaping plan is generally acceptable. She advised staff <br />recommends site plan approval contingent upon the compliance with City Staff Review Letter <br />dated October 28, 2005. <br /> <br />Chairperson Nixt asked if the applicant has any comments regarding the Staff Review Letter of <br />October 28, 2005. <br /> <br />Mike Tozier, representative of Links at Northfork GC, LLC, replied the Staff Review Letter <br />stated that the Links at Northfork is connected to City sewer and water. Staff has been informed <br />that the site is not connected to City sewer and water. <br /> <br />Commissioner Brauer questioned if this change in the Staff Review Letter will have an effect on <br />the site plan. <br /> <br />Assistant Community Development Director Frolik responded in the negative. <br /> <br />Motion by Chairperson Nixt, seconded by Commissioner Levine, to recommend that City Council <br />grant approval of the proposed site plan contingent upon the compliance with City Staff Review <br />Letter dated October 28, 2005, as revised with the change noted by the applicant that the site is <br />not connected to City sewer and water. <br /> <br />Planning Commission/November 3, 2005 <br />Page 3 of 27 <br /> <br />
