Chairperson Nixt stated he concurred with Staff and their desire to encourage other businesses to
comply. However, the City is trying to improve the image of Highway 10 and this is not the path
the City wants to take. He said if he knew this applicant would come back next year to improve
his property, he would be more inclined to approve the request. He said his inclination is to not
grant the permit because it is in the Highway 10 district.

Mr. Wilson, applicant, stated he does plan on paving this area next year. The vehicles would be
stored on a non-paved area. No sales will take place in this area. He stated that an r.v. would be
brought to the paved area for showing and selling.

Motion by Chairperson Nixt, seconded by Commissioner Brauer to recommend City Council
adopt Findings of Fact favorable to the applicant relating to a request from Chelsea Autos for an
interim use permit for short term outdoor storage as an accessory use at 7665 Hwy. #10 N.W.
through May 31, 2002.

Motion Carried. Voting Yes: Chairperson Nixt, Commissioners Brauer, Reeve, Sweet, and
Watson. Voting No: None. Absent: Commissioners Johnson and Kociscak.

Motion by Chairperson Nixt, seconded by Commissioner Reeve to recommend City Council
approve Chelsea Autos’ request for an interim use permit and adopt a Resolution declaring terms
of the Interim Use Permit to allow for short term outdoor storage as an accessory use at 7665
Hwy. #10 N.W., based on the findings of fact, until June 1, 2002.

Motion Carried. Voting Yes: Chairperson Nixt, Commissioners Reeve, Brauer, Sweet, and
Watson. Voting No: None. Absent: Commissioners Johnson and Kociscak.

Case #4: Request for a Preliminary Plat Review of Sunfish Business Park; Case of City
of Ramsey

Chairperson Nixt closed the regular portion of the Planning Commission meeting at 7:21 p.m. in
order to call the public hearing to order.

Public Hearing

Chairperson Nixt called the public hearing to order at 7:21 p.m.

Presentation

Community Development Assistant Wald stated that the City of Ramsey is in the process of
platting four commercial lots and one outlot in the proposed Sunfish Business Park generally
located east of County Road #116 and south of Sunwood Drive. The subject property is zoned
Industrial and consists of approximately 44 acres. The preliminary plat is proposing to plat four
commercial lots ranging from 7.6 acres to 14.0 acres in size. Star Exhibits will be developing an
office and warehouse facility consisting of 185,000 square feet on Lot 1, Block 1.
