Allow higher density housing options near The COR and the Northstar Commuter <br />Rail Station; in neighborhoods furthest from The COR, allow new housing within <br />existing range of housing densities <br />Strategy: Promote development that preserves the natural environment and respects <br />residential health <br />Policies and Actions: <br />1. Promote improvements to existing housing that meet or exceed energy efficiency <br />standards and implement sustainable design features <br />2. Maintain, and update if needed, conservation subdivision ordinances. <br />3. Provide incentives for innovative water -saving solutions for stormwater <br />management, water conservation, and rainwater reuse <br />4. Create a policy regarding sprinkler gauging for single family homes, townhomes, <br />and homeowners associations in order to save water <br />5. Encourage multifamily buildings and homeowners associations to require individual <br />tenants to pay utilities, which typically reduces the amount of water, electricity, and <br />heat used, creating responsibility for own actions <br />6. Require environmentally -sensitive site planning, green building design, and indoor <br />environmental quality best practices. Continue to require stormwater management, <br />strict wetland setbacks, tree preservation standards, and environmental review on <br />development projects. <br />Strategy: Support affordable housing development <br />Policies and Actions: <br />1. Monitor the City's housing supply to ensure quality, low-income options <br />2. Create relationships with affordable housing developers to determine working <br />styles, possible grants, and quickly take advantage of opportunities <br />3. Ensure development fees are appropriate but don't restrict affordable housing <br />development <br />4.
