Absent: Chairperson Nixt and Commissioner Brauer. <br /> <br />CITY COUNCIL MINUTES <br /> <br />1) <br />2) <br /> <br />City Council Regular Meeting Minutes dated December 14, 2004 <br />City Council Regular Meeting Minutes dated January 11, 2005 <br /> <br />The City Council minutes were noted. <br /> <br />PUBLIC HEARINGS/COMMISSION BUSINESS <br /> <br />Case #4 <br /> <br />Request for Sketch Plan Review; Case of PuRe Homes <br /> <br />Associate Planner Wald advised Pulte Homes submitted a letter to staff requesting that their <br />sketch plan application be tabled until the March 3rd meeting. <br /> <br />Vice Chair Johnson noted that while this is not a public hearing, and they will be tabling the case <br />to hear at a later date, he would take some comments from the audience. <br /> <br />Kevin Groothousen, 14915 Puma Street asked if the area on the site marked as exempt would <br />have tow~ff~omes around it. He stated his home is fight off Puma and has lots of trees, and he is <br />concerned about what they will be putting fight up against him. <br /> <br />Associate Planner Wald stated Staff has not reviewed the plan and cannot comment on it directly, <br />however the developer does not own the exemption piece of property. She indicated that the <br />applicant may give Staff a revised plan, hut as the March meeting gets close she would be happy <br />to talk with him. <br /> <br />Chairperson Nixt arrived at the meeting. <br /> <br />Case #1: <br /> <br />Public Hearing - Request for a Conditional Use Permit to Exceed Sign Size <br />Restrictions; Case of Leroy Signs, Inc. <br /> <br />Community Development Director Tmdgeon advised that the City has received an application <br />from Leroy Signs, Inc. requesting a conditional use permit to exceed sign size restrictions for the <br />NAU Country Insurance Co. building located at 7333 Sunwood Drive. He stated the Town <br />Center district sign regulations, excluding the TC-2 subdistrict, are much more restrictive than <br />those for the general Business and Employment districts. He indicated these regulations were <br />developed with the intention of applying them to the core areas of the Town Center where there <br />will be many multi-tenant buildings, with each individual tenant having very limited frontage. <br /> <br />Planning Commission/February 3, 2005 <br /> Page 2 of 15 <br /> <br /> <br />
