Community Development Director Trudgeon stated the NAU Country Insurance Co. building has <br />dimensions of 179 feet by 183 feet, has frontage along three public roads, and is a single- <br />occupant building. He indicated it is located in the TC-3 zoning district, which restricts wall- <br />mounted signs to a maximum of five percent of the ground floor building faCade area or twenty- <br />four square feet, whichever is less. He advised that furthermore, lettering, numbers, or graphics <br />are restricted to a maximum height of twelve inches. <br /> <br />Assistant Community Development Director Trudgeon advised that Leroy Signs, Inc. is <br />proposing to install two wall mounted signs, one on the front faqade of the building, and one on <br />the rear fagade. He stated Leroy Signs, Inc. is requesting an increase in square footage to 53.17 <br />per sign, with two foot. high letters, in order to have a proportionately sized sign on the front and <br />back of the building. He indicated the applicant has stated that a sign meeting the current <br />restrictions looks severely disproportionate on such a large building. <br /> <br />Community Development Director Trudgeon advised that the City has, in the past, granted <br />conditional use permits for signs larger than allowed under City Ordinances. He indicated Staff <br />is recommending approval of the request to exceed the sign size restrictions. <br /> <br />Chairperson Nixt opened the public hearing. <br /> <br />Motion by Commissioner Johnson, seconded by Chairperson Nixt to close the public hearing. <br /> <br />Motion carried. Voting Yes: Chairperson Nixt, Commissioners Johnson, Shepherd, Van Scoy, <br />and Watson. Voting No: None. Absent: Commissioner Brauer. <br /> <br />Commissioner Johnson asked if Staff is comfortable that approval of this request is not setting a <br />precedent. <br /> <br />Community Development Director Trudgeon stated they are, and suggested clarifying the <br />findings. <br /> <br />Motion by Commissioner Johnson, seconded by Chairperson Nixt to recommend that the City <br />Council adopt findings of fact favorable to the applicant relating to Leroy Signs, Inc. request for a <br />conditional use permit to exceed sign size restrictions established in City Code. <br /> <br />Further Discussion: <br /> <br />Commissioner Shepherd commented that she thinks this may be getting too big, as it is almost <br />double what is allowed. <br /> <br />Community Development Director Trudgeon stated they do want to be restrictive with size but <br />felt with a building this large, the size was appropriate. <br /> <br />Planning Commission/February 3, 2005 <br /> Page 3 of 15 <br /> <br /> <br />
