Commissioner Van SCoy asked iabout the :traffic flow on site, and asked if it was a one-way <br />system. Mr. Winkle demonstrated the traffic flow on the site map. <br /> <br />Chairperson Nixt asked why the 28 foot entrance/exit is not expanded, as it appears there is room <br />to do so. <br /> <br />Mr. Winkle stated they believe the 40 foot entrance will be the main entrance and exit, and the <br />smaller one will be mainly an exii for those leaving the drive-thru teller area. <br /> <br />Motion by Commissioner JohnsOn, seconded bY Commissioner Watson to recommend that the <br />City Council grant approval of the proPoSed site plan contingent upon compliance with City Staff <br />Review Letter dated January 28, 2005. <br /> <br />Motion carried. Voting Yes: Chairperson Nixt, Commissioners Watson, Johnson, Shepherd, <br />and Van Scoy. Voting No: None:. Absent: 'Commissioner Brauer. <br /> <br />Case #4 <br /> <br />Request for Sketch Plan Review; Case of Pulte Homes <br /> <br />Motion by Commissioner Johnson, seconded bY Commissioner Watson to table the Sketch Plan <br />Review for Pulte Homes to the March 3, 2005 Planning Commission Meeting. <br /> <br />Motion carried. Voting Yes: ChairpersOn Nixt, Commissioners Watson, Johnson, Shepherd, <br />and Van Scoy. Voting No: None: Absent: Commissioner Brauer. <br /> <br />Case #5 Request for Sketch Plan Approval of Ramsey Town Center 7th Addition; <br /> Case of Ramsey Town Center, LLC <br /> <br />Asst. Community Development Director Frolik advised that Ramsey Town Center, LLC has <br />submitted a sketch plan to develop 152 townhomes on 12.6 acres contained in portions of Outlots <br />U and B of Ramsey Town Center Addition. She indicated the proposed development is located <br />south of Bunker Lake Boulevard, east and west of Rhinestone Street NW. <br /> <br />Asst. Community Development Director Frolik explained the subject property is currently zoned <br />Town Center-4b Neighborhood District. She indicated this district allows for residential uses at <br />a net density of up to 15 units per acre. She stated the sketch plan shows a gross density of 12.6 <br />units per acre. <br /> <br />Asst. Community Development Director Frolik stated the sketch plan shows 152 townhomes; <br />108 2-story units in 20 separate bUildings, and 44 back to back 2-story units in 7 separate <br />buildings. <br /> <br />Asst. Community Development Director Frolik advised the sketch plan shows a combination of <br />public and private streets. She stated it appears that there is some sort of landscaped median on <br /> <br />Planning Commission/February 3, 2005 <br /> Page 7 of 15 <br /> <br /> <br />
