the first east/west street south of Bunker Lake Boulevard and west of Rhinestone Street. She indicated this street must conform to public street standards. Asst. Community Development Director Frolik advised that the TC-4b District requires two off- street parking spaces for each unit, and this requirement can be met with the driveways provided for each unit. She noted that there are a couple of parking nodes provided on the southerly block for overflow parking. She stated since there is no parking on Bunker Lake Boulevard, Staff is suggesting that the plans be modified to include some overflow parking on the northerly blocks also. Asst. Community Development Director Frolik stated City Staff recommends that the sketch plan be forwarded to City Council with a recommendation for approval. Chairperson Nixt noted that the density has not been pushed as far as it could. He stated he knows the intent is to encourage density in the Town Center area and asked how that would be accomplished. John Feges, Ramsey Town Center, LLC, indicated they have been very conscious of density and hitting the targets of 2400 units in the Town Center area. He stated as you look at the entire area, it will get denser as it reaches the core, however they need to provide a balance of housing styles. He indicated the goal is still 15 units per acre average over the entire project area. Commissioner Johnson asked if Mr. Feges had seen the Staff Review Letter. Mr. Feges indicated he had, and had no problems with the recommendations. He stated he thinks it would be useful to have a workshop with the Planning Commission and lay out how they are trying to balance density through the project to make sure they achieve the density desired. Chairperson Nixt asked if Staff is comfortable that they are progressing as planned and are meeting the density as anticipated. Community Development Director Trudgeon stated he thinks they are on the right track so far. He agreed it would be good to have a discussion on the overall project to make sure they are reaching the goal of 2400 units. Commissioner Van Scoy asked how they are doing at achieving the desired green space. Asst. Community Development Director Frolik noted that this district encourages pocket parks and places to gather. Commissioner Van Scoy stated it seems the desire for green space and density requirements are in contradiction.
