She stated it is anticipated that the <br />outlot being created on 15lst Avenue will be de~eloped with City services at some point in the <br />future. She indicated there is a !Substantial ~wetland on the proposed plat that will need to be <br />delineated and encumbered with~ idrainage~ and !U, tility easements on the preliminary and final <br />plats. She noted the plat is sho~g a¢¢es~ .being gained from 148th Lane, which is an existing <br />public street. Associate Planner~ Wald s~ated a detailed grading and drainage plan wi1! be <br />reviewed as part of the preliminary platSubinittai <br /> <br />Associate Planner Wald advised that City Staff recommends approval of the sketch plan. <br />Commission Input <br /> <br />Chairperson Nixt asked if lots 1, 2 and 3 arc bUildable given the wetlands. <br /> <br />Associate Planner Wald stated Staff has: some: concerns, and the plan will need to go to <br />LRRWMO for approval, <br /> <br />Commissioner Johnson asked it' ~e applicant had any issues with the comments in the Staff <br />Review Letter. <br /> <br />The applicant indicated he does not.
