He noted the developer <br />purchased one lot in N°wthen E.4tates that!is next to him, and he feels that at least that lot should <br />remain a 2 ½ acre lot. - : <br /> <br />Mr. Peterson indicated this is a !arge parcel in,the city, and theoretically it could be developed <br />into 2 ~/2 acre lots. He stated theyl are propOSing On this parcel that these also be somewhat upper <br />scale homes. He indicated this proposal is for 62% of the number of units that it could be. He <br />indicated the question about parl~s is legitimate.: iHe stated the Park Commission has to decide if <br />land will be requested or a park if. ce in lie¢ will be proposed. He indicated they are prepared to <br />give land, money or both, and ~11 work ;with :the Park Commission to come up with the best <br />scenario. He stated there is a b~utiful section of Oak Savannah on the property that they are <br />proposing to leave. <br /> <br />Mr. Peterson stated there are a lot~of issues with !67th Street going through, but the City needs to <br />decide if they need a Collector street in ,this part of the city, and if So, where it will be. He <br />indicated he is open to, and would invite alneiglil~orhood meeting, and he will work with Staff to <br />set one up. <br /> <br />Chairperson Nixt asked how he Would respond to the transition issues. <br /> <br />Mr. Peterson indicated that was aidifficult issue. He stated the reality is that they will be bringing <br />sewer and water to the area, which is expe~nsive; '.roughly $6 million. He indicated they will get <br />some of that back over time, but~ there are! economic balances to-be considered. He stated they <br />are trying to balance the density "bY n°t PU~lng;as many lots on the parcel'as alloWed, and will <br />also be working with Staff on lafadsCaping and;.loerms. He indicated he would be proposing a <br />significant berm to help handle the transition. He stated that developing as 2 ½ acre lots would <br />be devastating to them. <br /> <br />Chairperson Nixt indicated that recognizing th~ code does require, some transition, during the <br />neighborhood meetings the developer: mayi f'md that different things are needed or requested for <br />different areas of the project. <br /> <br />Commissioner Watson asked what is required for Park land dedication. <br /> <br />Community Development Direct°~ Trudge0n stated it is 10% of the land area or a $2200 per unit <br />fee, or a combination thereof. <br /> <br />Motion by Commissioner Johnson, secon, ded by Chairperson Nixt to table the request for <br />subdivision sketch plan approva!: from oakwood Land Development for Brookfield Addition <br />until the regular March 3, 2005 Piing c°mmis~ion meeting. <br /> <br />Chairperson Nixt encouraged all of the audience lmembers to participate in the COmprehensive <br />Plan hearings. <br /> <br />Planning Commis~ig~n/January 6, 2005 <br /> phge8 of 21 <br /> <br /> <br />
