Tho EAW has been initiated !and it is anticipated that during preliminary plat <br /> review baseline infot~natiOn c0mplet~d for the EAW will be available. <br /> <br /> · The sketch plan issshowingi h°w ithe exception piece could be developed and <br /> integrated into the Project area2 ' · <br /> <br />The City Council recently initi0teda ma'qter Pl~ing study for the area located west of Town <br />Center, which includes the Pult¢~propcrty. The City retained the services of a team of architects <br />to complete the master planning istudy in a timely manner. Staff has met several times with the <br />master planning architects to woi'~ through Some preliminary concept plans specifically related to <br />the Pulte property. The applica~t~t submiced a isketch plan application to be reviewed at the <br />February 3, 2005 Planning Com~. ission meeting but requested to be tabled to a special meeting <br />held on March I0, 2005 in ord~ to worl~ in conjunction with the City and the master planning <br />architects. ~. . <br /> <br />The master planning architectS have ibeeni idiligently working through the challenging <br />transportation issues that affect the master pl~ng area and specifically the Pulte property. A <br />draft concept plan has been prepped for t~ pUlt~ property and continues to be refined. The Pulte <br />sketch plan is providing majO~:..transpo.~tation i corridors, commercial areas, and mixture of <br />residential land uses as :currently ~eing guided on!the draft master planning Concept plan. <br /> <br />The Planning Commission held ~a special imeeting on Thursday, March 10, 2005 to review the <br />proposed sketch plan. :The Pla~ing CommissiOn provided the developer with the following <br />comments and direction: <br /> · Maximize density .wherei ithe zoning dj,Strict guides higher density (i.e. in the center <br /> section where it is zoned ;E-2 and R53). <br /> <br /> · Review the design and ~!ensity of the 60-foot single family lots along the northern <br /> boundary line where the prOperty ia zoned R-1. Look at how to incorporate more green <br /> areas within this pocket of Single family development. <br /> <br /> · Will need to address appropriate !density transitioning adjacent to Whispering Pines <br /> subdivision. <br /> <br /> · Provide concept ideas on how the proposed commercial areas could be developed <br /> adjacent to the residenti~l development,~ which should include an appropriate street <br /> network system. Do not want to see the commercial area only gaining access through the <br /> : [ <br /> residential development. <br /> <br /> <br />
