Staff aUempted to noti~ propeW <br />owners within 350 feet of the P!aaing process ~hat took place in 2004. No notice was sent to <br />residents regarding this proposal to rec6~g~e ~e lot on which the home will be located. <br /> <br />Obse~ations: <br /> <br />The subject prope~ is approximately 19 ~Ctes in size and is located inthe R-1 Rural Developing <br />Residential District ~d is subject to the reqa~ements of the new cluster ordinance. The <br />minimum lot size is 10,800 sqmre feet and th~ maximum lot size is 32,654 square feet. The <br />proposed tot size is 32,641 sqmre feet. <br /> <br />Trott Brook is classified as a General DevOtopment Stream and is subject to shoreland <br />regulations. There are no extr~ordma~{lot s~e requirements ~ this overlay district, however, <br />the minimum lot width at the brook is: i60 feet~wi~ sewer and water and 75 feet without sewer <br />and water. Since the cluster ordinance i~: Wemised on the assumption that the rural developing <br />prope~y will eventually be seined by mugiCipal~emiees, Ci~ Staff is applying the 75 foot urban <br />lot width at the prope~ line. <br /> <br />23 <br /> <br /> <br />
