During the platting process in 2004, the Board of Adjustment granted Mr. Schaeffer a variance to <br />the street frontage requirements so that one home may be constructed on the property without the <br />need to extend 174th Avenue into the property. Access will continue to be from 174th and the <br />terms of the variance will be upheld. <br /> <br />The Cluster Ordinance requires a future urban development plan, which may be waived by <br />Council if only one lot is being platted. Staff is.recommending waiving the resubdivision plan <br />requirement, however, such a plan was submitted with the platting of the property in 2004. The <br />new cluster ordinance states that all future streets, parks, trails, and utility easements should be <br />platted as outlots, and that this requirement may also be waived if only 1 lot is being platted. <br />Staff recommends waiving this requirement. <br /> <br />The park dedication, trail fees and stormwater management fees were addressed with the plat <br />process in 2004. No new-lot is being created with this replat and no additional fees are due to the <br />City. <br /> <br />Recommendation: <br /> <br />Sketch Plan's are intended to provide the applicant with general direction and feedback regarding <br />a subdivision. <br /> <br />Commission Action: <br /> <br />The Commission should provide the applicant with feedback and direction regarding the <br />proposed sketch plan. <br /> <br />Review Checklist: <br />Asst.
