Sketch Plan Review: <br />March 31, 2005 <br />Page 2 of 3 <br /> <br />5, <br /> <br />10. <br /> <br />11. <br /> <br />12. <br /> <br />13. <br /> <br />A Minor Plat <br /> <br />t4. <br /> <br />Access and Streets: Subdivision regulations in Section 9.50.03 of City Code require that <br />each tot contain the minimum lot width (i.e., street frontage) for the respective zoning <br />district. During the platting process in 2004, the Board of Adjustment granted Mr. Schaeffer <br />a variance to the street frontage requirements so that one home may be constructed on the <br />property without the need to extend 174th Avenue into the property. The terms of the <br />variance will be upheld. An ingress/egress easement across Outtot A. will be granted to Lot l. <br /> <br />Grading and Drainage: No grading plan will be required for this replat. <br /> <br />Easements: The drainage and utility easements dedicated in Falconer's Ridge wiI1 remain in <br />tact. In addition, the standard drainage and utility easements are proposed to be dedicated <br />along the boundary lines of the reconfigured homestead lot. <br /> <br />Utilities: The proposed plat will be serviced by on-site sewage treatment systems and private <br />wells. The on-site system must be installed by a qualified contractor following ali applicable <br />requirements. <br /> <br />Stormwater Management: The Stormwater Management Fee for the buildable lot created <br />was collected with the recording of Falconer's Ridge in 2004. No new lots are created with <br />this replat and no additional stormwater management fees are due to the City. <br /> <br />Trail Development Fees: The Trail Fee for the buildabie lot created was collected with the <br />recording of Falconer's Ridge in 2004. No new lots are created with this replat and no. <br />additional trail fees are due to the City. <br /> <br />Sidewalks: Sidewalks are not required in the Rural Developing Area. <br /> <br />Park Dedication' The park dedication requirement for the buildable lot were satisfied with <br />the platting of the property, in 2004'.' Park dedication consisted of a combination of land <br />dedication and a cash payment. No new bui'ldable lot is being created as a result of this replat <br />and at park dedication fees are due to the City. <br /> <br />Resubdivision Plan: The Cluster Ordinance requires a future urban development plan, <br />which may be waived by Council if only one Itt is being platted. Staff would recommend <br />waiving the resubdivision plan requirement; however, such a plan was submit-ted with the <br />platting of the property, in 2004. <br /> <br />Additional Plat Requirements: The new cluster ordinance states that all future streets, <br />parks, trails, and utility easements should be platted as outlots, and that this requirement may <br />be waived if only 1 lot is being platted.
